Independent property inspection · Spain

Know what you're buying. Before you buy it.

Precizika is a premium, multi-day technical inspection carried out on site by a team of building professionals. Not a two-hour walk-through and not a checklist. We measure, scan and test the property with professional instruments, then give you a report you can negotiate with.

We don't sell property. We don't build property. We inspect it.

The most detailed inspection in Spain. Not just a checklist.

A typical pre-purchase check is one technician, a tablet and a few hours. A Precizika Premium inspection is a planned, multi-day investigation by several specialists, with every finding measured, photographed and traceable.

Why independent matters

Legal due diligence checks the property on paper. Precizika checks the property itself.

Across Spain, the agent, developer, builder, architect and lawyer are often connected. Precizika works only for the person paying for the inspection. We take no commission on sales, refer no contractors and have no interest in whether the deal goes ahead.

Day by day

What happens on each day on site

Spreading the inspection over several days lets us run systems under real load, repeat moisture and air readings, and bring the right specialist to each part of the property.

01Site & envelope

Plot, roofs and façades

Walk the full perimeter, measure ground falls and drainage, survey retaining walls, then fly the drone over roofs, parapets and gutters. Thermal scan of the building envelope at first light, when contrast is highest.

02Structure & finishes

Structure, floors, walls and workmanship

Map cracks and settlement indicators, survey floor levels with a rotating laser, check wall verticality, tap-test tiled surfaces and record every window, door and shutter.

Moisture, plumbing and drainage

Moisture mapping of every wet room, terrace junction and window reveal. Static and dynamic water pressure, flow rates, hot-water time and temperature, drainage tests and a camera survey of accessible drains.

What we inspect

Up to 150 criteria in 14 categories

Each criterion has a written procedure: what the inspector does, which instrument is used, what is photographed and measured, and how the rating is decided. A 70 m² apartment has no pool pump to test, so your report states how many criteria applied to your property.

Equipment

Professional instruments, calibrated and logged

Every reading in the report names the instrument that took it. Each device has its serial number and calibration date recorded in the inspection file.

The team on site

Professionals, not a single inspector

Each Premium inspection is led by one named inspector who stays your point of contact, supported by specialists for each system.

Lead

Lead inspector

Plans the inspection, coordinates the team, writes the summary and walks you through the findings.

Building

Building technician

Structure, envelope, roofs, terraces, finishes and workmanship. Level surveys and crack mapping.

Electrical

Electrical specialist

Panels, protection devices, RCD testing, earthing and thermography under load.

MEP

Plumbing & HVAC specialist

Water supply, drainage, air conditioning, ventilation, heating, pool and plant rooms.

IEQ

Indoor environment specialist

Air quality, humidity, condensation and mould risk, radon and acoustic readings.

Aerial

Drone operator

Roof and façade survey where flight is legally permitted.

We tell you when a specialist is needed. A Precizika inspection is non-invasive. When findings call for it, we refer to a structural engineer, a certified electrician, a waterproofing contractor or a partner laboratory, and say exactly why in the report.

The report

You are buying a report you can act on

A summary dashboard first, then every finding with its measurements, evidence, severity, priority and recommended action. Clear enough for you, precise enough for your lawyer and the seller's builder.

Readings are consistent with abnormal moisture. The exact source was not established by this non-invasive inspection. Recommendation: investigate window and façade waterproofing before completion. Referral: building-envelope contractor.

Every criterion gets a rating

PASSNo material defect. Measured value within the applicable requirement or Precizika screening range.
OBSERVATIONMarginal performance or early deterioration. Maintenance or monitoring recommended.
DEFECTMaterial defect or performance failure. Repair or specialist evaluation recommended.
CRITICALPotential immediate safety hazard, major active leak or significant structural concern.

FAQ

Frequently asked questions

Why does a Premium inspection take several days?

Some checks need time: systems run under load, moisture and air readings are repeated at different times of day, thermal scans work best at specific hours, and each specialist covers their own area properly. Several days on site is what makes the report detailed and measured rather than a quick visual opinion.

What do the prices include?

Apartment Premium starts from €3,000 for a 3-day inspection and Villa Premium from €7,000 for a 5-day inspection. Both include the full team, instruments, the written report and a debrief. Commercial inspections are quoted after a scoping call. Laboratory analyses and formal certifications are quoted separately when needed.

Is the inspection destructive?

No. Precizika inspections are non-invasive: we do not open walls, lift floors or take material samples without separate written agreement and the owner's permission. Where a finding needs invasive investigation, we say so in the report.

Does it replace an architect's report, a structural survey or legal due diligence?

No. It is an independent technical inspection of the property's visible and accessible condition, supported by measurements. It does not replace legal due diligence, an official valuation, an energy certificate or a structural engineer's assessment. When we see signs that one of these is needed, we tell you.

Can you inspect a new build before handover?

Yes. A Premium snagging inspection checks workmanship, finishes, installations and waterproofing before you accept the keys, and the report is organised so the developer's team can work through it.

Is a short radon reading enough?

A short electronic reading is a screening value. Spain's reference level of 300 Bq/m³ is an annual average, so if screening or the location suggests a risk, we recommend a long-term measurement with a passive detector analysed by a laboratory.

Do I need to be present?

No. Many clients live abroad. You can join any day in person or by video call, and the debrief can be held online with your lawyer or agent.

Which areas do you cover?

We work throughout Spain. Our main locations are Málaga, Marbella, Madrid, Barcelona, Ibiza and Palma de Mallorca. For anywhere else, tell us where the property is and we will confirm availability.
